Queensland’s new seller disclosure rules

Greater preparation is required, including upfront searches, higher compliance standards, and stricter legal obligations before listing or signing contracts.

Improved transparency and stronger legal protections including rights to take action if disclosures are incomplete or inaccurate.
From 1 August 2025, the Property Law Act 2023 (Qld) introduces significant changes to property transactions across Queensland. Sellers are now required to provide a compliant Form 2 Seller’s Disclosure Statement along with prescribed certificates before a contract is signed.
